Extending the life cycle of industrial property through temporary use

The temporary use of industrial property has extended the lifetime of the building, made the area more attractive and brought a large number of businesses and visitors to the changing region.

In the 2020s, the Kera region, which is known as an industrial zone, will be transformed into a new residential and working area. As the area develops, the temporary use of large vacant industrial property will prolong the life cycle of the building, while at the same time invigorating urban culture and diverse business activities in the region. The City of Espoo is turning Kera into an international circular economy model, together with residents, landowners, businesses and other partners.


As the halls started to be rented out, the city's Dynamic Espoo Development Programme and Espoo's events and cultural services funded the 2020-2021 Kera-kollektiivi, which brought art, events (such as open flea markets), music and urban farming to the Kera halls. During the long-term development of the area, the temporary use of facilities is an important way of promoting the efficient use of buildings before they are demolished. The repurposing of large industrial property extends the life cycle of the building, while invigorating urban culture and diverse business activities in the region. The phased construction under the new plan for Kera takes into account the use of the old building for as long as possible. The owner has carried out a pre-demolition audit of the building and worked with the city on how the dismantled materials can be used. In the 2020s, the Kera region, which is known as an industrial area, will be transformed into a new residential and working area.
